The Christmas season has traditionally been the time of year when the spare room comes into its own.

As family and friends descend on us to spend the festive time together that many of us longed for last year, an extra bedroom makes accommodating planned and spontaneous guests effortless.

And data shows that the spare room is rising up the list of priorities for home buyers. A survey by Rightmove earlier this year found that 43% of buyers wanted a bigger home, with size, good internet and a spare room rising up their wish lists and transport links, commuting time from the workplace and having non-essential amenities nearby becoming less important.

Changing lifestyles over the past 18 months have undoubtedly been a factor here, with homeowners increasingly recognising the versatility of an extra room upstairs. Rather than simply being a guest bedroom, spare rooms are morphing into multi-functional spaces that might combine a place for guests to stay over with a study for home working, or a room to accommodate new hobbies acquired during lockdowns.

It’s not just families and young couples looking for larger homes. Even retirees, who traditionally might look to downsize, are embracing the trend for bigger properties. In their retirement, Paul (67) and Ann (59) chose to upsize to a four-bedroom, two-bathroom Stratford FTC at The Colleys in Grantham, in the Lincolnshire countryside.

“We were ready for a move but with having three grandchildren now - one born in lockdown - it was really important to us that our new home had enough space to host everybody,” explains Ann. “We wanted all the children to have plenty of room to stay over and play while they’re here. The Colleys was the perfect fit!”
