First residents make their home at Fresh Wharf in Barking alongside Co-op and Triple Two Coffee

The first residents of Fresh Wharf, Countryside and Notting Hill Genesis’ £346m mixed-use regeneration scheme in Barking, East London, have now moved into their new homes. Adding to the sense of progress at the 911-home development, the first retailers at the development have also been announced; a Co-op convenience store and Triple Two Coffee shop.

In the first quarter of 2021, 254 new homes at Fresh Wharf were handed over to new residents (comprising 249 apartments and five houses), with 348 homes due to be completed in total by the end of the year. The first phase of the development, which began construction in Spring 2018, is delivering 532 homes and is expected to fully complete by September 2022.

The first phase is also delivering Dry Dock Square, a new landscaped public plaza with riverside cafes, shops and restaurants. Among these retail spaces will be a 4,000 sq ft Co-op store, due to open in 2022, and a 1,000 sq ft Triple Two Coffee shop that will shortly begin its fit-out and is expected to open in early autumn. The convenience of these amenities will benefit the new residents of the apartment buildings overlooking Dry Dock Square and the River Roding.

New resident David Littlejohn commented: Barking has the fastest-growing house prices in London, which reflects the efforts being made by the council, so purely in terms of investment it’s a great area. As an area itself it’s also really attractive; on the walk to the town centre through Abbey Fields you don’t feel like you’re in London anymore.”

Additional green space is also being created at Fresh Wharf through a publicly-accessible central park with lawns, seating and picnic areas. The walkway alongside the River Roding is also being enhanced with new reed beds, historical information boards and landscaping, while new cycle paths will encourage healthier journeys across the development and local area.

Fresh Wharf, which sits alongside the River Roding near Barking town centre, is set across 10 acres of previously brownfield industrial land and is due to complete as a whole by 2027. The scheme is making up to £6.5m in financial contributions to the local area through a Section 106 agreement, including £441,000 for delivering new public realm, £300,000 upgrading the Jenkins Lane bus link, over £200,000 on new community facilities and up to £5.5m in additional S106 contributions to the local area.
