“The stamp duty holiday has come to an end and as of 1st October, the rate returned to the standard cap amount of £125,000. This has caused quite a bit of confusion and even led some to put their dreams of homeownership on hold.

“But this doesn’t have to be the case. Particularly for first time buyers who don't actually need to pay any stamp duty on homes under £300,000. 

“What many first-timers don’t know is that stamp duty only kicks in when the property is above £300k and at that point, you only pay the stamp duty rate of 5% on homes over £300,000 and up to £925,000.

“Of course, this doesn’t apply to other buyers as you will have to factor in the additional cost. But this doesn’t mean you should sacrifice your dream and give up home. The new 95% mortgage scheme could be just the ticket you need!”

“In April 2021, a new government-backed mortgage scheme was announced to help make home ownership a more affordable option to a wider range of buyers. 

“Why? It’s part of the government’s efforts to tackle inequality in the housing market and give lenders the confidence to offer mortgages to families and young people for whom home ownership was previously out of reach. 

“The scheme allows buyers to access a loan with just a 5% deposit towards their new home - up to the value of £600,000. Crucially, under the new scheme, banks are able to offer both first time buyers AND existing homeowners, the opportunity to buy the home of their dreams. 

“The government’s involvement means lenders have the guarantee they need to provide mortgages to cover the remaining 95% of a property’s value - subject to the usual affordability checks.”
