On the move in 2021?
For many of us, 2020 has been a catalyst for change and 2021 could feel like the perfect time to press the re-set button and start afresh. It can feel like a daunting road ahead, after all it’s a big decision, but with some initial planning and consideration, the journey needn’t be a stressful one.
Here we look at eight steps you need to take in readiness for this exciting life change:
1 - THE PRICE IS RIGHT
Take a look at properties that have sold in your area, so you can decide on a realistic budget to guide you on your search. Invite several agents to value your current home before appointing the one you feel most comfortable with. Before signing on the dotted line, make sure you ask them what they charge, where they will market your property and what similar properties they have sold recently. And ask for feedback on all viewings. There’s nothing worse than not knowing, so ask them how they will communicate this. 2 - RAID THE PIGGY BANK
Whether you’re a first-time buyer or not, you’ll need to get your finances in order. The dreaded credit score is so important these days when it comes to applying for a mortgage, so double check your finances are looking healthy.
3 - DECLUTTER AND DE-WEED
You’ll be surprised at how much we accumulate over the years and there is nothing more therapeutic than a trip to the charity shop or the dump. Floors and surfaces need to be as clear as possible and don’t forget the garden. Outdoor storage is not an exception to the rule as potential buyers will want to feel a sense of space everywhere.
4 - DIG OUT YOUR PAPERS
From the deeds to your current property to warranties and operating manuals, having all these documents to hand right from the start will be a huge relief further on down the line when you want to be thinking about interiors and furnishings, not tedious paperwork.
5 - TACKLE THE JOBS YOU’VE BEEN PUTTING OFF
Call the handy man, make your home sparkle with some fresh paint and give everything a deep clean. Doing this work now will definitely pay off further down the line. Plus, it’s another chore that is really rewarding and therapeutic.
6 - THINK ‘SHOW HOME’
Stage your home. Consider the function of each room and dress it accordingly. Ask friends and family for an honest second opinion. This will give you an objective view on what might need improving.
7 - PRIORITIES
Now the fun can really start! Where you live and what type of home you choose can transform your life. Contemplate what’s important to you and what you want your future to look like, not only in terms of your new home, but also your lifestyle.
